Bellevue's housing tells the story of Offutt. Large tracts of modest ranches and split-levels went up quickly to house base personnel and their families, and much of that stock is now at the age where roofs, siding, windows and original kitchens all come due at once. Newer subdivisions south and west toward Twin Creek are a different animal entirely, larger and more recent.

The base also means turnover. Houses change hands on posting cycles, so a lot of work here is getting a property sale-ready or bringing a just-bought one up to scratch on a schedule that will not slip.

Geography matters too. The bluff line drops toward the Missouri, and the low ground around Haworth Park and the river bottom has flooded badly enough in living memory that owners near it think hard about levels and drainage. Along Fontenelle Forest, heavy tree cover means clogged gutters, shaded roofs holding moss, and limbs coming through in storms. Old Towne has genuinely old buildings by Nebraska standards.

Where we work in Bellevue

What Bellevue calls us for

Home Remodelling

The base-era ranches have small closed-off kitchens and single bathrooms that no longer suit how families use them.

Roofing

Roofs shaded by Fontenelle Forest canopy stay damp and shed debris slowly, ageing faster than open west-side properties.

Storm Damage Repair

Mature trees along the bluff drop heavy limbs, and the river bottom takes water when the Missouri runs high.
