Council Bluffs is really two building environments stacked against each other. Up on the loess hills you get older frame houses and brick foursquares on cut-and-fill lots, where the soil is fine wind-blown silt that stands up vertically until water gets into it and then slumps. Retaining walls lean, driveways crack across the slope, and downspout runoff has to be taken well away from the house rather than dumped at the footing.

Down on the flats toward the river and out past Lake Manawa, the stock is largely post-war ranches and later infill, sitting on ground that remembers the Missouri. Anyone who lived through the big river years knows what saturated bottomland does to a basement.

Older homes near Bayliss Park and Fairmount Park bring the usual pre-code surprises: plaster and lath, balloon framing, undersized joists and additions built by whoever owned the place at the time. Permitting runs through the city, and hillside lots often mean hand-carrying material up steps because nothing wider than a wheelbarrow gets round the side.

Where we work in Council Bluffs

What Council Bluffs calls us for

Foundation & Structural Repair

Loess soil on the bluffs moves when it gets wet, and older hillside footings show it first in cracked walls and sticking doors.

Home Remodelling

Pre-war homes near Fairmount Park hide balloon framing and plaster, so opening a wall here is rarely as simple as the plan suggests.

Basement Finishing & Waterproofing

Bottomland lots near the river hold water long after a storm, so drainage has to be sorted before any finished space goes in.
